Real Estate Investing on the Gulf Coast

Real Estate Investing is simple - yet difficult.  Let me explain.  With the Internet, valuable information that was difficult to find even 5 years ago can now been readily found, most of the time for free. 

The tools available are unbelievable.  I am speaking about real estate investing in the city of Mobile, AL.  Today, you can hop online and find out who owns a home, what they paid for it, what liens are against them or their property, etc.  And our probate website is one of the best in the nation. 

You can create real estate investing websites for very little money when a few years ago it might have cost you $1,000 or more.  You can target them so that you have one site for those looking to sell their house fast. You can create another site to list all of your real estate investment properties in Mobile, AL.

Although information is limitless in the virtual world, there are still some bridges to be crossed.

Two of the biggest ones in my opinion -- Fear and Over-Education.  Yep, you read that correctly.  You can have all of the education you need but still be scared when it comes down to making that offer on a property or picking up the phone.  I mention education because it goes right along with fear.  It's a perfect wall to hide behind.  You've probably heard the attempting investor say  "Once I know exactly what I'm going to say and have all of my ducks in a row I'll do my first deal." 
Yeah right.  I know it's scary.  Action Cures Fear.  It's the only thing I have found that does.

But mentors can help.  Find a mentor, but do as much homework before you meet them as possible.  Don't ask them questions that you can easily find out on your own.  Ask them the questions that you can't find an answer to anywhere.  This is a HUGE tip.  Don't waste their time.  Think about it.  They are busy.  Why should they take the time teaching someone their industry that is not guaranteed to stay in real estate investing for life and may never bring them a deal?  Be courteous of their time.

Another great tip for real estate investing or finding investment properties here in Mobile, AL is to join your local REIA (Real Estate Investing Association). 
Mobile has one, Port City REIA.
Port City REIA (Real Estate Investment Association) was started by founder Lawrence Roberts in order to allow local investors to network and receive education about the local market.
